My Interior Water Control System Project.
« on: September 05, 2007, 12:22:17 PM »

Hello everyone.

I have just had an interior water control system installed by Johnson Group.

Rod (the owner) came out to my house for an onsite inspection and stayed for about an hour.  We looked at the obstacles in my basement and chatted about the options and best methods to resolve some non traditional challenges.

My basement is approx 1100 sqft.

I opted for the full height membrane instead of the half height membrane because the cost difference just made sense.  I plan on finishing the basement with framing and dry walling and only wanted to do this once with confidence that I won’t ever have water problems again.

Rod and his team showed up on the first day and we went over the project plan together.  I had confidence in the team of 2, Adam and Derek right from the start.  The project leader has been working with Johnson for 4 years and has seen it all when it comes to foundation repairs using the interior water control system.

I got out of their hair and let them get right to work.

The first day consisted of jack hammering the trench around the interior wall all the way down to the footing and removing the concrete from the house.  Johnson organized the bin rental and it was brought in right on schedule.

Day two consisted of laying the drain piping in the trench and drilling small holes into the block foundation in the core of the block and at the joints of the block to let the water to come into the trench and down into the new piping.  It was good to see the water come in that had been pooling at the base of the foundation for who knows how long.  The gravel truck showed up and dropped off some gravel onto a tarp on my driveway.  The gravel was then put into the trench to help stabilize and cover the piping.

Day three consisted of installing the full height membrane.  The membrane is drilled into the foundation with healthy overlapping seams.  I even have a cold cellar which I had included in this project.  It was tight in there, but the guys did an amazing job. Once the membrane was in, I had a chat with Adam the project lead, about sump pumps.  The existing sump pumps (2) were original from when I bought the house, and I had the feeling that they were on their last legs.  I talked about submersible sumps with Adam and how they work etc.  I felt confident that he had made the best recommendation so I called Johnson Group and asked about the cost of 2 new sump pumps with installation.  The cost was more reasonable than I had expected so I went for it.  The next day, they were going to install them.

Day four consisted of pouring concrete in the trench and installing the sump pumps.  The cement truck showed up right on time and the guys got right to it.  They loaded the concrete right into buckets and carried them downstairs walking over top of a protective sheet on my stairs so it would keep the mess to a minimum.  Derek must have brought 40 – 50 buckets of concrete down those stairs.  They laid the concrete and feathered it into the existing concrete floor so the seams were minimal.

During this process I started to write down a list of questions for Rod at Johnson Group, such as when can I re install my laundry tub and start framing the walls over the new concrete etc.  He was very prompt in his reply.

A viola, it was all done! The cleanup job was better than I had done before they arrived.

I am so very pleased with the level of service and professionalism demonstrated by Johnson Group and recommend their Interior Water Control System to anyone thinking of protecting their investment and keeping their basement dry.

Thank you guys!
